Building Regulations

Building Regulations are an important necessity in order to provide the high standards needed for the construction of buildings. It takes a great deal of thought and consideration in order to help create a building that’s safe to occupy, and provide easy access to those with disabilities.

You may see it as one more obstacle to cross in order to get the extension or development built. It is a requirement by law and it is important that a property comlies with the latest standards. Failing to do so may complicate the sale of the property in the future.

What do the Building Regulations cover?

We’re looking at several categories of importance when thinking about building regulations and they are:-

  • Structure
  • Fire Safety
  • Resistance to contaminants
  • Toxic Substances
  • Resistance to sound
  • Ventilation
  • Sanitation
  • Drainage
  • Heat producing appliances
  • Falling (protection)
  • Conservation of fuel and power
  • Access and use of buildings

So there is a lot to consider and once all aspects as listed above have been approved, construction can go ahead.

Most constructions whether they are domestic or commercial are covered by the Building Regulations, from complex shop constructions to a new extension on a domestic property.

However, there are some constructions that are exempt:

  • Summer houses
  • Sheds
  • Domestic garages
  • Greenhouses
  • Conservatories
  • Porches
  • Covered ways and yards
  • Carports
  • Doors and windows
  • Manhole drains

There are certain conditions to these constructions that if exceeded, may need further permissions. However, we can take care of that and inform you if anything you’ve planned may cause you problems.
