Past and present, permissions granted, buildings, listed or not listed
As part of our site assessment we’ll look into the planning history of the site and the surrounding areas. We examine what similar types of permissions have been requested in the past and whether they’ve been granted or refused. Whether there are any buildings nearby that are listed or any other constraints to consider and how this can potentially impact on the proposed development. We can conduct a site appraisal and produce a report with our findings, conclusions and recommendations. This follows a review of the relevant planning policies and other material considerations which we feel relevant to the development and location.
Survey – to save you time and money
Once we have assessed the feasibility of the proposed development and we have agreed to proceed with preparing an application, we will then carry out a measured survey of the property and produce all the existing and proposed architectural drawings.
We will liaise with you to consider all your design input and personal requirements and implement these in the drawings, while at the same time considering the relevant planning policies and design guidance.
Pre Application Advice – Planning Advice from the Council
The local council offer a similar service called "Pre Application Advice". The council usually charge for this service and any advice they offer is not legally binding, so they do not need to consider this advice when they are making the final decision.
