Osborne Planning work in partnership with 4D Planning to assist home owners, business owners and property developers to obtain planning permission for all residential and commercial developments in London. We have many years of knowledge and expertise with a wide range of planning cases. These include listed buildings, prior approval conversions, extensions of houses and permitted development rights.

We always look at each property, site and surroundings before we take on a project. This includes looking at the planning history, precedent along the road and in the local area and site constraints. We conduct feasibility studies and offer consultations to our clients to unlock each property’s development potential, either to increase the habitable space of the property or simply to increase its value.

Once we have established that there is a good chance for a successful outcome, we will offer a competitive fee for our services and assist with every aspect of the application. From producing the architectural drawings, advising on the design to meet the client’s requirement and council’s requirements, to producing the planning statements, reports and forms for each application. We submit the application to the council online and liaise with the planning officer throughout the process until a decision is made.

We don’t stop there. We can then produce all the building regulations and liaise with the Building Control Inspector and we can produce the Tender Pack for the builders with all the required schedules. We will obtain the structural calculations from the engineer and liaise with the Partywall Surveyor and any other specialists (if required). Osborne Planning have a strong network of recommended companies who all step in when required to assist with any task. Such as a Flood Risk Consultant who can produce a Floor Risk Assessment if the property is in a flood zone, and a Tree Surveyor (Arboriculturalist) who will produce a Tree Report to protect any TPOs adjacent to development sites, Partywall surveyors, Acoustic and Light Surveyors, Structural Engineers and Builders.

With our services and attention to detail, you’re guaranteed the best chances possible to obtain planning permission the first time round, however this cannot be gaurateed as case officers are just people, and they can make mistakes (as anyone else). In this situation we can prepare an appeal and argue strongly how the council have made an error of judgement.

If an application goes to committee we will liaise with the committee members in advance to ensure that our chances of a successful outcome is maximised. We will atend the committee meeting and talk on behalf of our clients.
