Viability Reports

If you are looking to apply for a change of use from a specific business use to another non business use, the council may require a Viability Report to assess the viability of the previous business. Without this document the council may wish to retain the previous business use for future occupants/tenants. Therefore it is important to demonstrate, that if a business on a specific premises was not successful, that the premises will be best utilised in another use class. The viability Report will provide this information and will assist the planning application.

Sometimes a Viability Report is produced to negotiate a reduced Section 106 agreement contribution when applying for residential units or a large mixed use scheme. If the applicant can demonstrate that the proposed development would not be a viable development, then the Viability Report will assist to negotiate a reduced contribution or to have it waived all together.
